First, look at the exterior of your home, or your curb appeal. Examine the outside of your house from a street view. What do you notice first? What wonderful features seem hidden?
Acknowledging this assists us in determining what steps we can take to draw buyers from the street and into your home. If your house isn't attractive on the outside with refreshed paint and colorful greenery we'll need to address those issues. Follow the Curb Appeal Checklist and increase your house's final selling price.

Make yourself at home...
Could a buyer envision themselves watching a movie in your living room, relaxing in your reading nook or inviting family and friends over for a dinner in your eat-in kitchen? I want your home to welcome buyers and offer them a sense of comfort. I'll help you accomplish this by suggesting changes that highlight the features of your property.
I'll tell you eliminate pieces that give the illusion of clutter. Table and counter tops should be cleared off. Kitschy sculptures, souvenirs, family photos, and play time drawings should get moved out of sight. You need to "generalize" the house so buyers can imagine it as their new home.
I'll review every room of your home. I'll point out the pieces of furniture that should be removed, rooms that need a fresh coat of paint, carpet needing to be changed, fixtures that could use polishing, and any other improvement that can quickly be made to positively impact the sale.
I'll ensure your house has mass appeal and that it's friendly, staying away from "loud" or "too-bright" shades on the walls and furniture. And if none of your belongings are there, you can think about renting furniture. You want your home to look ready to live in as opposed to bare and uninhabited.

Setting the Stage
You'll know when to host an Open House, because all of the changes come together to paint a picture of what buyers can expect when they consider buying your house.
Dark living areas can really dampen a buyer's spirits, so we'll do things like part the curtains and reduce shadows where needed to show off your home. Together we'll enhance the air of the house with enjoyable music playing softly and assure a pleasing aroma flows throughout your house. We'll include cozy-looking throws, and place pillows on your love seat and bedding. Buyers should feel like your house has the potential to be.
